Section 8 in San Jose: There Is No Closed Waitlist — Here’s How the Interest Lists Work
Ask around about Section 8 in San Jose and you will hear the same sentence: “the waitlist is closed.” It is not true — and believing it costs people their chance. Here is how the Santa Clara County Housing Authority (SCCHA) actually does it.
There is no waitlist that opens and closes
SCCHA does not run a traditional Section 8 waitlist. It runs online interest lists — open 24 hours a day, 7 days a week — and picks people at random when vouchers free up. Joining is not a promise of housing. It is still worth doing, today, because you cannot be picked if you are not on the list.
How the interest lists work
- Sign up on SCCHA’s Applicant Portal (scchousingauthority.org) — it takes about 3 minutes.
- Log in at least once a year. That login is how you tell SCCHA you are still interested. Miss it and you can fall off the list — put a yearly reminder on your calendar the day you sign up.
- If you are randomly selected, SCCHA contacts you by the email or mail on your account to check eligibility. Keep your contact information current — a stale address is the most common way people lose their chance.
Who can be selected
- 18 or older, and the applicant (or one family member) must be legally documented in the U.S. Household members do not have to be related.
- You do not have to live in Santa Clara County to apply (people who lived or worked here in the last 5 years get a preference).
- Income limits published by SCCHA, effective May 1, 2026: 1 person $71,950 · 2: $82,200 · 3: $92,500 · 4: $102,750 (the table runs to 14 people, $184,950).
- Voucher holders generally pay about 30% of their income toward rent; the voucher covers the rest, up to program limits.
SCCHA: 505 West Julian Street, San Jose — (408) 275-8770 (TDD (408) 993-3041).
The second door: the City of San Jose affordable portal
Deed-restricted affordable apartments post their vacancies and open their own waitlists at housing.sanjoseca.gov. Properties open and close lists independently, all year — this is the page to check every few weeks. Charities Housing ((408) 550-8300) develops and manages affordable homes across the county and explains its application process in our directory.
What to do while you wait
- Join both doors — the SCCHA interest lists and the city portal properties that fit you.
- If rent is the emergency now, do not wait on a list: the Homelessness Prevention System, (408) 516-5100, is the door for this month.
- Never pay anyone who offers to get you a voucher faster. Joining the interest lists is free, always, on SCCHA’s own site.
